Neglecting regular inspections can lead to a decline in property condition and deterioration.
We offer detailed reports covering initial property condition assessments, routine inspections, and final bond inspections and their associated reports.

Property Condition Report is a detailed document capturing the exact condition of your rental property prior to the tenancy commencing.
A PCR is a requirement for every tenancy in NSW. It is crucial to the commencement and finalization of a tenancy as it is used as a reference to ensure the property is kept to, as close to the condition as it was in, upon entry. It is also used to resolve disputes over the return of the rental bond.
Prior to the beginning of the tenancy we attend and thoroughly inspect the property, providing a comprehensive and detailed PCR with date stamped photographs to best accurately capture the exact condition of the property.
Routine Inspections are conducted during a tenants occupation of the property, as a means of ensuring the property is being maintained to an acceptable standard. They also identify any maintenance that may be required during the tenancy that the tenant may fail to report.
In NSW a maximum of four routine inspections are permitted every 12 months. The first Routine Inspection is usually carried out 6-8 weeks after the commencement of tenancy, and additional inspections usually occur every 3 or 6 months thereafter depending on the preference of the landlord.

Final Bond Inspection Reports are conducted once your tenant has vacated the property and returned the keys. When this inspection is carried out, the property is compared against the Ingoing Property Condition Report. We will provide you with a detailed report of any cleaning and damage required to be rectified.
As we are completing the Final Bond Inspection on your behalf with no opinion/knowledge of the tenancy, this can provide your tenant with the peace of mind that the report is based on the current condition of the property at the time of inspection and not the property manager’s and/or owner’s opinion of them and this can help with Bond negotiations.
